Talega Real Estate
As you head east from the ocean and Interstate 5, you will discover the master-planned area of Talega. Boasting over 40 communities amongst 3,510 acres of rolling hills and canyons, Talega real estate satisfies a variety of lifestyle choices and price ranges. With the latest in designer upgrades and a fantastic natural setting, Talega real estate offers a modern living experience previously missing from San Clemente.
There are 42 distinct communities throughout the Talega real estate market. The wide range of developments with varying price ranges, features, and amenities makes Talega real estate unique as it fits many different lifestyles. Talega residents pay an HOA assessment to the Talega Master HOA, and buyers should be aware that condo communities in Talega have a second HOA assessment for the individual amenities associated with that community. As Talega is a master-planned area, residents are also responsible for Mello-Roos assessments payable with their property tax bills; Talega’s effective property tax rate with Mello-Roos is approximately 1.5%.
The Talega neighborhood of San Clemente features the newest and most modern homes and condos for sale on the San Clemente real estate market. Talega is a slice of suburbia in a coastal community and offers a quiet atmosphere in the midst of amazing natural beauty. There is a wide variety of real estate options in Talega, so there is literally something for everyone in this part of San Clemente. Here are the real estate options available to buyers interested in purchasing Talega real estate:
There are 33 builder tracts spread throughout Talega that continue detached single-family homes. Due to the suburban nature of Talega, the homes are geared towards families; everything from a 3-bedroom starter home to a 7-bedroom estate may be found in Talega. Talega homes were built starting in the late 1990s, and construction continues today; for people looking for new and modern real estate, Talega offers some of the best options in Orange County. Modern upgrades and designer touches are the norm in Talega homes, yet the developers were careful to maintain the Spanish and Mediterranean architectural touches that are a hallmark of San Clemente real estate. As is the norm with contemporary and suburban housing developments, Talega homes tend to be built closer together; buyers should be prepared to get to know their neighbors well.
Security and safety are definitely the norm in Talega as the majority of tracts feature cul-de-sac streets or secluded locations with little thru traffic; there are even a few gated communities in Talega. Families with children will love the sense of security that comes with owning a Talega home; it is pretty common to see children playing in the street or in their front yards. In terms of pricing, Talega offers some of the more reasonable price points in the city for single-family homes, especially considering the age of quality of Talega homes – being a few miles inland from the beach helps keep the prices lower.
Talega homes are for the risk-averse buyer looking for the latest upgrades in their new home along with a peaceful setting away from the bustle of the beach areas. While it is a straight shot down Avenida Pico to the beach, Talega real estate is a few miles from the ocean, so people looking for the coastal lifestyle prevalent throughout San Clemente should look elsewhere. Also, Talega is a master-planned area, so the homes tend to be closer together, and the properties on larger lots tend to be a bit more expensive. Because Talega is newer and almost completely developed, there are not a lot of opportunities as in other San Clemente areas to buy a property and upgrade it or tear it down. Talega is one of the few newer neighborhoods that remain in South Orange County; therefore, demand will outstrip supply in the long-term.

Talega Condos and Townhomes
Modern living defines the condo communities found throughout Talega. The majority of condo options in Talega are multilevel attached townhomes; there are only a few single-level condo floor plans found in Carmel, Santalana, and Verano. Like the single-family homes of Talega, Talega condos and townhomes offer modern floor plans with designer touches; Talega condos are undoubtedly the most modern options found in San Clemente.
While many San Clemente condo communities feature older beach-style condos, Talega condos are closer to the urban lifestyle found in metropolitan areas like Los Angeles or New York. Talega condos are great as starter homes, downsizing options, or investment properties; due to the great schools and appealing environment, Talega has one of the more active rental markets in the city. Talega condo communities also offer amenities that are not found in the single-family tracts – community pools, clubhouses, private parks, sports courts, exterior maintenance, and fitness centers. If you’re looking for a nice modern home with lower maintenance work on your part, Talega condos and townhomes are definitely right for you.
Talega features some of the newest condo communities in Orange County. The majority of Talega condos are two and three-story floor plans, with the exception of a few single-story units and the condos of Seagarden; Seagarden is the only condo option out of the four communities in the senior (55+) Talega Gallery. Buyers interested in purchasing a condo should keep in mind that they will be responsible for two HOA assessments – one from the individual condo community, and a second from the Talega Master Association.
The views of the surrounding hills and canyons are spectacular from many condos, and the Alassio and Santalana communities enjoy a close location to the Talega Golf Club and Talega Village Center. The Talega rental market is one of the most active in San Clemente due to the private location and family-friendly environment, so those looking for an investment property will have plenty of potentially lucrative options amongst Talega condos.

Talega Senior Living
Talega is home to arguably the nicest senior 55+ community in Orange County – the Talega Gallery. This large gated development consists of 4 sub-communities, 3 of which contain detached single-family homes and one offering single-level attached townhomes. The Talega Gallery offers some of the nicest amenities in San Clemente: a large community clubhouse with meeting and game rooms; a resort-style pool and spa area; a 9-hole putting green; and a bocce ball court. The Talega Gallery is an active lifestyle, so there are planned events for residents year-round. Pricing in the Talega Gallery is the most expensive for senior living real estate in Orange County, but once you set foot in this community and view the gorgeous homes and setting, you will gladly pay the prices asked.
When the Talega neighborhood was first being developed in the late 1990s, many residents and observers were wondering why San Clemente, a coastal community with a small-town feel, needed another area of homes and condos. San Clemente prides itself on being a smaller alternative to large nearby cities like Mission Viejo and Irvine, and the thought of adding a variety of new developments to inland San Clemente rubbed some people the wrong way. However, upon the first Talega homes and condos opening in early 2000, the area quickly became one of the more popular and desirable places to purchase Orange County real estate.
Talega is a unique neighborhood amongst an already diverse San Clemente real estate market. While the majority of neighborhoods throughout the city exude a coastal feel, Talega feels like a suburban paradise that is perfect for new and growing families, first-time home buyers, larger families looking for bigger homes, and seniors looking to retire in a relaxing environment. Talega was master-planned from the start, so everything was thought out in great detail – the use of the natural hills and canyons to create beautiful views and excellent privacy; the locations of shopping centers, parks and the Talega Golf Club; the creation and cultivation of miles and miles and walking and hiking trails; and the architectural styles utilized to make Talega feel new and modern while maintaining the Spanish aesthetic that is vintage San Clemente.
As Talega came to fruition, potential homebuyers who like the suburban atmosphere of Irvine or Aliso Viejo were drawn to Talega because they could enjoy this lifestyle yet still be apart of a coastal community. Coastal cities offer a relaxing environment that is tough to find in inland suburban cities; coastal cities tend to be a little more remote, so thru traffic and heavy outsider crowds are minimized when compared to larger centralized cities (with the exception of tourists looking for a day at the beach, of course). The brilliance in the design of Talega is that the highlights of living in suburbia (quiet neighborhoods, safety, little thru traffic, numerous parks, good schools) were developed while preserving the coastal atmosphere.
Unlike a typical suburban community, there is plenty to do in Talega outside of letting your kids play in the street or gathering for BBQs with your close neighbors. Outdoor enthusiasts will find more than enough to do outside in Talega; besides the aforementioned miles of trails, there is the Swim and Athletic Club, the Vista Hermosa Sports Park, the Talega Golf Club, and numerous smaller parks and tot lots. Talega residents have access to multiple nearby shopping centers, and families with children will be happy to send them to Vista Del Mar School (K-8), already one of the top-ranked elementary and middle schools in South Orange County.
Making the move to a coastal city can be a big change for most people, especially when coming from a larger, more metropolitan or suburban city. Talega real estate offers the comforts of suburban living within a beach community, so buying a home or condo in Talega can make this transition a whole lot smoother. There is truly nothing else in San Clemente like Talega real estate.
The Talega real estate market offers four single-family gated communities, and many homes are situated on single-loaded cul-de-sacs, providing pretty views and a quiet atmosphere with no thru traffic. Since Talega is still relatively new, many Talega real estate options have the latest in modern amenities, which may include upgraded kitchens with granite counters and stainless steel appliances, great rooms, interior courtyards, separate guest casitas, and other modern appointments both inside and out. Besides the various single-family tracts and condo communities, Talega also features a large senior (55+) development known as the Talega Gallery, a gated active lifestyle community considered to be one of the most desirable in Orange County.
Talega residents have access to swimming pools, parks, sports fields, the Talega Swim and Athletic Club, and the Talega Golf Club, a championship golf course designed by Fred Couples. The Swim and Athletic Club feature two pools, a fountain area for children to play, tennis courts, sand volleyball courts, ping pong tables, roller hockey rink, and a great meeting room. In addition, Talega offers a nature preserve containing over 2,000 acres of open space and over 19 miles of trails. Talega also features brand new shopping centers, healthcare facilities, and other amenities.
The Talega Village Center, located at the corner of Avenida Talega and Avenida Vista Hermosa, contains a 46,000 square foot Ralphs; known as Ralphs Fresh Fare, this store is a step above others as it has been specially created to provide the finest cuisine, gourmet products, and unique produce for Talega residents. The Village Center’s dining includes the Sundried Tomato Cafe, Panera Bread, Peet’s Coffee and Tea, Swirlz Frozen Yogurt, and much more. The Village Center also features stores for apparel, children, health and beauty, and a Wells Fargo Bank.
Talega is served by Vista Del Mar Elementary and Middle School (K-8), which is a newer school built as part of this master-planned community. High school students attend San Clemente High School, which is ranked in the top 1.3% of high schools nationwide and is located just a couple miles from the community off the Avenida Pico exit of Interstate 5.
