Southeast San Clemente Homes and Condos

While San Clemente offers ocean view real estate in virtually every area of the city, few places can match the number of homes with panoramic views that Southeast San Clemente provides.  Due to the sloping hills east of the 5 Freeway, the Southeast area homes offer incredible views with little to no obstruction; on clear days, one can see the coastline from Dana Point to as far as La Jolla along with Catalina Island in the distance.  While Southeast San Clemente contains some of the oldest communities in the city, the panoramic ocean views simply cannot be beaten.

Southeast San Clemente provides a nice mixture of single-family homes and condo communities with the added benefits of no Mello-Roos assessments and no leased land.  Southeast San Clemente contains 8 single-family home tracts and 7 condo communities.  The majority of real estate in this area was built in the 1960s and 1970s, although the villa-style homes of Sea Ridge Estates were built in the mid-to-late 1990s.  The proximity to hiking trails and San Clemente State Beach Park is very appealing, especially for people who like being outdoors a lot.  The streets are very windy and small, so driving through the area can be a bit tricky (very similar to Laguna Beach in this regard); however, there is little thru traffic in this area, so the roads are rarely congested.

Southeast San Clemente Homes

Views are the name of the game when thinking of purchasing a Southeast San Clemente home.  With closer proximity to the ocean than places like Forster Ranch or Rancho San Clemente, the Southeast area offers incredible coastline and city views yet is still a short distance to the beach and the entertainment options of Downtown San Clemente.  A lot of the homes are a bit older in this area, making this a great opportunity to purchase real estate at lower pricing and make it into your dream home.  These hillside ocean view homes are the most affordable of this housing type relative to ocean-view real estate found in the communities to the north of Dana Point, Laguna Beach, and Newport Coast.

Southeast San Clemente Condos and Townhomes

Southeast San Clemente features some of the older condo communities in the city, so purchasing a condo or townhome in the Southeast area is perfect for the buyer looking to add personal touches to their new home.  Southeast San Clemente has many condo communities offering investment opportunities as the rental market is very active in this area.  Most of the condo communities are close to San Clemente Municipal Golf Course, which has low green fees and provides nice golf course views from select condos.  Southeast San Clemente condos tend to be very popular with people in the buying market as the views are stunning and the real estate affordable.

Area Amenities

The Southeast neighborhood’s location in the rolling foothills provides the outdoor enthusiast with plenty to do, including a variety of hiking/biking/walking trails.  Many of the homes, especially in the Presidential Heights condo communities, sit along the San Clemente Municipal Golf Course, a scenic public golf course with low green fees and a great location only one mile from the ocean (some of the tee boxes and fairways even have ocean views).

Southeast San Clemente is close to some of the best beaches in Southern California, including Riviera, San Clemente State Beach, and San Onofre Beach; the latter is home to two of the West Coast’s most famous surfing breaks, Trestles and Old Man’s.  Southeast San Clemente also contains a variety of parks, including San Luis Rey Park and Vista Bahia Park, both of which are near the golf course.  The area is in close proximity to Downtown San Clemente, affording Southeast residents a quick trip to the numerous shops and restaurants along Avenida Del Mar.

Schools

Children living in Southeast San Clemente attend Concordia Elementary School (K-5), Shorecliffs Middle School (6-8), and San Clemente High School.  San Clemente High School, the only high school in the city, is ranked in the top 1.3% of high schools nationwide.
