Pacifica Real Estate

Real estate in the Pacifica development of Central San Clemente was built during the 1970s but has seen a lot of redevelopment over the past decade. Pacifica contains single family real estate with modest floor plans ranging from 1,225 to 1,766 square feet (select homes may be larger as there have been some tear-downs in the tract).  The Pacifica tract features one and two-story homes with 2-4 bedrooms, 2 bathrooms, and 2-car garages.  Pricing for Pacifica homes has a wide range, with homes starting in the mid $700,000s and reaching upwards of $900,000. Residents of Pacifica are not responsible for HOA dues.

Community Amenities

Pacifica floor plans tend to be on the smaller side, so the homes are good options for families or empty nesters.  The streets are located off Avenida Presidio, so the majority of homes are insulated from thru traffic and enjoy nice privacy.  Many Pacifica homes are located on large lots, so big front and back yards are found more often than not.  Depending on the home’s location within the tract, ocean views are possible and prove to be quite panoramic due to the elevated location of the tract.

Pacifica is in a great location with regard to accessing the area’s amenities.  San Clemente High School is right down the hill, as is the adjacent shopping plaza complete with an Albertson’s and a few small eateries.  You are not far from freeway access to Avenida Pico, and the distance to the Downtown area is approximately 1.5 miles.

Our Review

Over the last decade, people have been purchasing Pacifica homes at lower prices and building new homes from the ground up.  Because some of the homes may be 40 years old, Pacifica is great for the buyer looking to put their personal touch on their home purchase.  The location is very convenient yet private enough, and the views from many of the lots are excellent.
