Marblehead Real Estate
Situated in the northern area of San Clemente, Marblehead homes and condos offer a great value to first time home buyers or investors. Marblehead is one of the smallest and most unique neighborhoods in the city of San Clemente and is located east of Interstate 5 and gradually extends up the eastern hills. The majority of real estate options in Marblehead are single-family homes, but there are a few communities featuring both attached and detached condos and townhomes. Marblehead is just one of 9 unique neighborhoods found in San Clemente (with a 10th, Marblehead Coastal, eventually on the way)…so what makes owning a home or condo in Marblehead so unique.
Marblehead is one of the smallest neighborhoods in San Clemente, with many of the homes situated in a large gated area that encompasses multiple single-family tracts along with the detached townhomes of Highland Light Village. If you’re looking for panoramic ocean views and an elevated setting in the hills of the central part of the city, then Marblehead is the perfect place to call home.
Built mainly during the late 1980s and early 1990s, Marblehead real estate consists of 8 communities – 5 with single-family homes and 3 with condos or townhomes. Faire Harbour contains attached condos, while the Highland Light Village and New Providence homes are zoned as detached condos but look like single-family residences. With the exceptions of Faire Harbour and New Providence, every community in Marblehead is gated (most with guard booths at the entrances). In the long-term, Marblehead San Clemente may see values appreciate due to the eventual construction of the nearby Marblehead Coastal development on the western side of Interstate 5 off Avenida Vista Hermosa. This development will have new shops, restaurants, a theater, and new luxury residences located just down the hill from Marblehead.
Privacy is the main draw when purchasing a Marblehead home; gated communities contain the majority of Marblehead real estate, so thru traffic is at a minimum. One of the nice things about the makeup of Marblehead is the closeness one feels to their neighbors created by living in gated communities – it really feels like you and your fellow homeowners are separated from the rest of the town. The large guard-gated Highland community offers some fantastic newer homes with wonderful coastline views, and the best part is that the real estate is generally priced lower than many of the other areas of the San Clemente real estate market and South Orange County.
|BUILDER TRACT||BEDS||BATHS||SQUARE FEET||GARAGE|
|Highland Light Estates Homes||3-4||2.5-3||1,888-2,797||2-3|
|Signal Point Homes||3-5||2-3||1,714-2,896||2-3|
|Summit at Highland Light Homes||4||3-4.5||2,689-3,397||3|
|Summit by Zellner Homes||4-5||2.5-3||~2,500||3|
There are quite a few condo options in Marblehead, with the majority being townhouse-style units found in New Providence or Highland Light Village. Condo communities tend to have amenities that are lacking in single-family tracts, like community pools or sports courts. The proximity to Downtown San Clemente and the freeway is another nice feature of Marblehead condo developments…your access to these amenities is easy, yet you are far enough away to not be bothered by the crowds and tourist traffic. Quite a few Marblehead condos have ocean views, but the one caveat to the views many condos enjoy, particularly in the Faire Harbour community, is the eventual development of Marblehead Coastal. Homes that are higher in the hills will still enjoy their panoramic views, but ones at a lower elevation may lose some white water views once the site is developed. However, the addition of Marblehead Coastal and its various amenities will add to the overall value of purchasing a condo on the other side of the freeway in a Marblehead community.
|Faire Harbour Condos||2-3||1.25-2.5||989-1,605||2|
|Highland Light Village Condos||3-4||2-2.5||1,473-2,318||2|

Top Reasons To Buy A Home Or Condo In Marblehead
One of the many great things about buying San Clemente Real Estate is that you have so many options from which to choose; from different home types to unique lifestyles, San Clemente truly has it all. The difficult thing to decide is what neighborhood to choose, and this choice purely comes down to personal preference – everything from the age of the real estate to the atmosphere and community amenities will factor into your decision.
Marblehead, San Clemente Real Estate features a variety of excellent homes and condos along with some of the best ocean views in the city. Here are a few reasons why purchasing a home or condo in Marblehead might be your best option:
One of the defining features of Marblehead is that the majority of real estate options are located in the large Highland Light gated development. While there are a couple of townhome communities (New Providence and Faire Harbour) situated outside of this gated area, home buyers looking for extra security and a quiet atmosphere will fall instantly in love with Marblehead. The Highland Light development is a large 24-hour guard-gated community with a variety of single-family homes, custom estates, and even detached condos. The development is constantly patrolled, and non-residents cannot get in without access from the guard station.
2. Ocean Views
Simply put, you will be hard-pressed to find homes or condos in San Clemente with unobstructed views like the ones found in Marblehead. Due to the elevated locale and tiered nature of many of the streets, Marblehead homes and condos offer beautiful views of the city, coastline, Catalina Island, and even Dana Point Harbor on clear days.
Due to Marblehead’s elevated location east of the 5 Freeway, many of the homes and condos in Marblehead have breathtaking views of the nearby Pacific Ocean and beautiful San Clemente beaches. In fact, because of the gradual elevation change in Marblehead, many homes are situated on tiered streets that provide unobstructed views looking over the rooftops in front of you. Even the townhomes outside of Highland Light have excellent views of the ocean, although these may become somewhat obstructed once the Marblehead Coastal development ultimately comes to fruition. Outside of Southeast San Clemente, the best ocean views in inland San Clemente are found in Marblehead.
3. Affordable Real Estate
Marblehead offers some of the cheaper home and condo options in San Clemente that have ocean views. While Marblehead homes do not come on the market as often as areas like Talega or Central San Clemente, the pricing tends to be below the $1 million range from 3-4 bedroom single-family homes and around $300-500K for condos and townhomes. When you factor in that the majority of Marblehead real estate features ocean views and a gated environment, these prices really are a great deal.
4. Outdoor activities for all
While Marblehead is a couple of miles from the beach, there are plenty of things for residents to do throughout the neighborhood in order to take advantage of the glorious San Clemente weather. Marblehead Park is a large ocean view park (one of the few in San Clemente) with sports courts, a tot lot, a small amphitheater, BBQS and table, and large grass areas on which to lie out in the sun or kick around the soccer ball. Marblehead is only about 1.5 miles west of the new La Pata Vista Hermosa Sports Park and Aquatics Center, so kids and adults looking for a swim on a hot summer day do not need to fight the crowds at the beach. Hikers and walkers have easy access to both the Forster Ridgeline and Rancho San Clemente trailheads, and there are also beautiful strolls throughout the gated Highland Light community that are safer due to little thru traffic.
5. Kid-friendly environment
The majority of Marblehead real estate options are located in the large guard-gated Highland Light development, so security and privacy are the norm. There is no thru traffic in this community outside of residents and guests, so parents can feel a little more secure with their children playing in the street. Marblehead has its own elementary school (Marblehead Elementary: K-5) and access to multiple middle schools (Bernice Ayer and Shorecliffs); the neighborhood is also about a mile or so away from the lone high school in the city (San Clemente High). As stated above, there are plenty of outdoor activities for children to enjoy, and while you are not on top of the beach, it is only a short distance away.
Marblehead is towards the center of San Clemente, making its proximity to the beach and Downtown San Clemente a manageable distance. Marblehead Park is a great place for families to enjoy the amazing San Clemente weather. The park offers lighted tennis and basketball courts, picnic tables and BBQs, a walking/jogging course, a tot lot, and an amphitheater; the park is also one of the few ocean view parks in all of San Clemente.
West of Interstate 5 is the future site of Marblehead Coastal, a residential and commercial development that is one of the few undeveloped pieces of coastal real estate left in Orange County. Brand new shopping centers, restaurants, and theaters are in the plans for this community, which will be easily accessible for Marblehead residents.
The schools serving Marblehead San Clemente are Marblehead Elementary (K-5), either Shorecliffs Middle School or Bernice Ayer Middle School (both 6-8), and San Clemente High School. San Clemente High School’s test scores are ranked in the top 1.3% of high schools nationwide.
