Eagles Ridge is situated in the hills of the Coast District between the Avenida Vista Hermosa and Camino De Los Mares freeway exits. Eagles Ridge contains 1 and 2-story homes from 1,960 to 2,875 square feet. The floor plans offer 3-4 bedrooms, 2-3 bathrooms, and 2-to-3-car garages. The homes in this development were built between 1978 and 1981, with many homes displaying Mediterranean or Cape Cod influences in their architecture. Pricing for Eagles Ridge homes has recently seen a wide range, with recent sales from the low $600,000s to the $700,000s. HOA dues for Eagles Ridge homeowners are approximately $161 per month.
Some Eagles Ridge homes enjoy great ocean views in the north part of San Clemente because the tract is elevated in the Coast District hills. Thru traffic is minimal due to the interior location of the community; homes on Calle Baranda have the added bonus of being situated on cul-de-sac streets. Eagles Ridge is a nice development with some of the better price points in the Coast District. Some of the homes are a bit close to the freeway, so traffic noise can be an issue in certain parts of Eagles Ridge. The views from some of the homes are panoramic and wonderful – you could truly sit in your backyard all day and marvel at the beauty of the San Clemente coastline. The large range in pricing can be attributed to home and lot size, view, amenities, and the high amount of distressed properties in the current real estate market, so there definitely bargains to be had in Eagles Ridge.
