Villagio Real Estate

Villagio is divided into two areas, one lower down the hill accessed by Via Villagio (Villagio I), and the other on Calle Sol (Villagio II). Villagio contains one and two-story detached condos from 1,216 to 1,691 square feet.  The floor plans include 2 to 4 bedrooms, 2 to 3 bathrooms, and 2-car attached garages.  Pricing for real estate at Villagio ranges from the high $400,000s to the mid $600,000s; monthly HOA dues are between $120 and $200.

Community Amenities

The two-story units are built like townhomes and feature large vaulted ceilings.  The community, built in the mid-to-late 1980s by EPAC Community Builders, features many homes that have been upgraded with newer appliances, granite and stonework in the kitchens and bathrooms, and tropical landscaping in the front and back yards.  Due to the highly elevated location of Villagio neighborhoods, some of the homes feature panoramic ocean, canyon, and Catalina Island views.

Our Review

Villagio is divided into two parts, so the higher homes of Villagio II tend to have better views than their counterparts in Villagio I; however, those located towards the front of Villagio I should enjoy some nice views.  Villagio offers the only detached condo options in Rancho San Clemente, and the homes are pretty large and feel more like single-family homes than condos.  The communities are close to area trailheads and are only a couple of minutes up the hills from Avenida Pico, so residents have easy access to nearby shopping centers and freeway access.  There are no community amenities in either Villagio community, which is why the HOA dues are much lower than the nearby Vista Pacifica development.
