Homes are very rarely on the market in this private community, and prices range in the mid-to-high millions; HOA fees are in the $600 to $700 range.

Cotton Point is the location of President Nixon’s former “Western White House,” where he came to relax and host various foreign dignitaries. There is access from the neighborhood onto a small private beach that overlooks Trestles, one of the most famous surf breaks in California. Cotton Point is a guard-gated community that is very exclusive, so privacy is the norm for residents.
