Tucked way back into the Forster Highlands is the newer Ashton tract.  Featuring single family homes built mainly on cul-de-sac streets, Ashton is a very private community that is in one of the furthest locations from the beach.

Ashton is located a few miles east of Interstate 5 off the Camino De Estrella exit. Built by Beazer Homes in the early 2000s, Ashton features single family homes from 1,595 to 2,109 square feet.  The floor plans include 3-4 bedrooms, 2.5 bathrooms, and 2-car attached garages.  The architecture of the homes is strongly influenced by a Cape Cod design, making the tract feel very cozy.  Recent sales prices for Ashton real estate has been in the $500,000s, and HOA dues for Ashton residents are approximately $150-195 per month.

Community Amenities

Many of the streets in the Ashton tract are cul-de-sacs, providing homeowners with additional privacy and little-to-no thru traffic.  Ashton features a community area with a pool, spa and clubhouse; there is also a courtesy patrol for the neighborhoods.  Some of the homes enjoy panoramic views of the San Clemente rolling hills and canyons, and the neighborhoods are close to hiking and bike trails as well as Truman Benedict Elementary School.

For those who don’t mind being a few miles from the beach, Ashton is a great choice mainly because of the beautiful setting in the Forster Highlands.  Outdoor enthusiasts will be in heaven; there are hiking, biking and walking trails galore.  Ashton is well maintained and has a nice community area so that you don’t have to travel to the beach to enjoy the sun and some water.  The houses employ a Cape Cod style that is warm by nature and fits in nicely with the peaceful vibe of this area.
