Misty Ridge Homes For Sale
Tucked into a few private cul-de-sac streets in the hills of Central San Clemente is the exclusive Misty Ridge tract. Misty Ridge is a great destination for buyers looking for luxury custom homes, panoramic views, and an excellent location.
Misty Ridge is comprised of a few cul-de-sac streets, which are located east of Interstate 5 off Avenida Salvador. The tract is elevated high above the main Central portion of town and is not far from Avenida Presidio, which will take you directly in the Downtown area. The tract features luxury custom homes, many of which were built in the latter half of the 1980s. Misty Ridge real estate typically ranges from 3,000 to 5,000 square feet, with some variations due to the fact that these are custom homes. The homes offer 3-5 bedrooms, 2.5-5 bathrooms, and 2-to-3-car garages. Recent pricing has been in the $1,000,000 range, although you may find select homes cheaper or more expensive depending on view, upgrades, and square footage. Due to the lack of community amenities, HOA dues for Misty Ridge are incredibly low; monthly dues currently range between $20-30 per month.
Privacy and panoramic ocean views are the main draws to purchasing a Misty Ridge custom home. The homes are mostly located on small cul-de-sac streets, which eliminate thru traffic. The tract’s location is high in the Central San Clemente hills, so the views from many homes are absolutely stunning…you can see the entire Downtown area all the way to Dana Point Harbor on clear days (which are plentiful in San Clemente). Being custom properties, many of the homes have a variety of designer touches and modern upgrades, and select homes are located on huge lots that afford backyard pools (or the space to build your own).
San Clemente Coastal Living Review
Misty Ridge offers some of the most beautiful custom homes in the Central area along with some of the best views found east of Interstate 5. The location is very private, and the tract’s situation on cul-de-sac streets makes this a safe neighborhood for small children and families. Prices tend to be a bit higher versus other single family tracts in the area, but the custom nature and panoramic views more than justify the extra costs. Low HOA dues are an added bonus, and even though the homes are in a high location, it does not take long to access the freeway or the amenities found in Downtown San Clemente.
