Broadmoor is a single family development featuring homes built in the mid-1970s. As you make your way up the hill from San Clemente High School on Avenida Presidio, you will encounter the various small streets that encompass the Broadmoor tract, many of which are cul-de-sacs and/or single-loaded. The floor plans are all single-story and offer 1,900 to 2,330 square feet of living space, 3-4 bedrooms, 2 bathrooms, and 2-car attached garages.  Many of the homes are situated on large lots (7,000 – 13,000 square feet), and the tract’s location provides good privacy due to little thru traffic.  Pricing for Broadmoor real estate currently ranges anywhere from $600,000 to $800,000. HOA fees for Broadmoor residents are relatively cheap; they currently range from $50-80 per month.

Community Amenities

Many of the Broadmoor homes are situated on large lots that can range upwards of 13,000 square feet.  Due to the large lot sizes, select homes have private pools and large backyards.  The views from many of the home are fantastic; due to the development’s orientation high in the Central San Clemente hills, the views of the coastline and city are panoramic and unobstructed.  Privacy is prevalent in Broadmoor, as some homes are located on cul-de-sacs and single-loaded streets; thru traffic is minimal at best.

Broadmoor homes are a bit on the older side, but the private location, large lot sizes, and panoramic coastline views more than make up for the age of the homes.  In addition, Broadmoor homes create great opportunities for buyers looking to design their own slice of paradise.  Pricing is very reasonable for the Central area, especially when you factor in the amount of land you’re buying and the awesome views.  Owning a home on a single-loaded street or cul-de-sac is great for families or couples looking for tranquility and safety; there is little traffic in the area, and you are far enough from the freeway and congestion of Avenida Pico to not be bothered with car noise.  The proximity to the Downtown area is nice, and you are also close to San Clemente High School and Verde Park.
