As you head east from the ocean and Interstate 5, you will discover the master-planned area of Talega.  Boasting over 40 communities amongst 3,510 acres of rolling hills and canyons, Talega homes and condos satisfy a variety of lifestyle choices and price ranges.  With the latest in designer upgrades and a fantastic natural setting, Talega real estate offers a modern living experience previously missing from San Clemente.

There are 42 distinct communities throughout the Talega real estate market.  The wide range of developments with varying price ranges, features and amenities makes Talega unique as it fits many different lifestyles.  Talega residents pay an HOA assessment to the Talega Master HOA, and buyers should be aware that condo communities in Talega have a second HOA assessment for the individual amenities associated with that community.  The Master HOA dues are approximately $170 per month for all residents, and the community HOA can be up to $200 per month.  As Talega is a master-planned area, residents are also responsible for Mello-Roos assessments payable with their property tax bills; Talega's effective property tax rate with Mello-Roos is approximately 1.5%.

Talega homes are for the risk-adverse buyer who is looking for the latest upgrades in their new home along with a peaceful setting away from the bustle of the beach areas.  While it is a straight shot down Avenida Pico to the beach, Talega is a few miles from the ocean, so people looking for the coastal lifestyle prevalent throughout San Clemente should look elsewhere.  Also, Talega is a master-planned area, so the homes tend to be closer together, and the properties on larger lots tend to be a bit more expensive.  Because Talega is newer and almost completely developed, there are not a lot of opportunities as in other San Clemente areas to buy a property and upgrade it or tear it down.  Talega is one of the few newer neighborhoods that remain in South Orange County; therefore, demand will outstrip supply in the long-term.

Talega Condos

Talega features some of the newest condo communities in Orange County.  The majority of Talega condos are two and three-story floor plans, with the exception of a few single-story units and the condos of Seagarden; Seagarden is the only condo option out of the four communities in the senior (55+) Talega Gallery.  Buyers interested in purchasing a condo should keep in mind that they will be responsible for two HOA assessments - one from the individual condo community, and a second from the Talega Master Association.

The views of the surrounding hills and canyons are spectacular from many condos, and the Alassio and Santalana communities enjoy a close location to the Talega Golf Club and Talega Village Center.  The Talega rental market is one of the most active in San Clemente due to the private location and family-friendly environment, so those looking for an investment property will have plenty of potentially lucrative options amongst Talega condos.

Area Amenities

Talega offers four single family gated communities, and many homes are situated on single-loaded cul-de-sacs, providing pretty views and a quiet atmosphere with no thru traffic.  Since Talega is still relatively new, many Talega homes and condos have the latest in modern amenities, which may include upgraded kitchens with granite counters and stainless steel appliances, great rooms, interior courtyards, separate guest casitas, and other modern appointments both inside and out.  Besides the various single family tracts and condo communities, Talega also features a large senior (55+) development known as the Talega Gallery, a gated active lifestyle community considered to be one of the most desirable in Orange County.

Talega residents have access to swimming pools, parks, sports' fields, the Talega Swim and Athletic Club, and the Talega Golf Club.

Talega residents have access to swimming pools, parks, sports' fields, the Talega Swim and Athletic Club, and the Talega Golf Club, a championship golf course designed by Fred Couples.  The Swim and Athletic Club features two pools, a fountain area for children to play, tennis courts, sand volleyball courts, ping pong tables, roller hockey rink, and a great meeting room.  In addition, Talega offers a nature preserve containing over 2,000 acres of open space and over 19 miles of trails.  Talega also features brand new shopping centers, healthcare facilities, and other amenities.  The Talega Village Center, located at the corner of Avenida Talega and Avenida Vista Hermosa, contains a 46,000 square foot Ralphs; known as Ralphs Fresh Fare, this store is a step above others as it has been specially created to provide the finest cuisine, gourmet products, and unique produce for Talega residents.  The Village Center's dining includes the Sundried Tomato Cafe, Panera Bread, Peet's Coffee and Tea, Swirlz Frozen Yogurt, and much more.  The Village Center also features stores for apparel, children, health and beauty, and a Wells Fargo Bank.

Schools

Talega is served by Vista Del Mar Elementary and Middle School (K-8), which is a newer school built as part of this master-planned community.  High school students attend San Clemente High School, which is ranked in the top 1.3% of high schools nationwide and is located just a couple miles from the community off the Avenida Pico exit of Interstate 5.
