Marblehead is one of the smallest neighborhoods in San Clemente, with many of the homes situated in a large gated area that encompasses multiple single family tracts along with the detached townhomes of Highland Light Village. If you're looking for panoramic ocean views and an elevated setting in the hills of the central part of the city, then Marblehead is the perfect place to call home.

Built mainly during the late 1980s and early 1990s, Marblehead real estate consists of 8 communities - 5 with single family homes and 3 with condos or townhomes. Faire Harbour contains attached condos, while the Highland Light Village and New Providence homes are zoned as detached condos but look like single family residences. With the exceptions of Faire Harbour and New Providence, every community in Marblehead is gated (most with guard booths at the entrances). In the long-term, Marblehead may see values appreciate due to the eventual construction of the nearby Marblehead Coastal development on the western side of Interstate 5 off Avenida Vista Hermosa. This development will have new shops, restaurants, a theater, and new luxury residences located just down the hill from Marblehead.

Privacy is the main draw when purchasing a Marblehead home; gated communities contain the majority of Marblehead real estate, so thru traffic is at a minimum. One of the nice things about the makeup of Marblehead is the closeness one feels to their neighbors created by living in gated communities - it really feels like you and your fellow homeowners are separated from the rest of the town. The large guard-gated Highland community offers some fantastic newer homes with wonderful coastline views, and the best part is that the real estate is generally priced lower than many of the other areas in San Clemente and South Orange County, especially for ocean view property.

Condo communities tend to have amenities that are lacking in single family tracts, like community pools or sports' courts. The proximity to Downtown San Clemente and the freeway is another nice feature of Marblehead condo developments...your access to these amenities is easy, yet you are far enough away to not be bothered by the crowds and tourist traffic. Quite a few Marblehead condos have ocean views, but the one caveat to the views many condos enjoy, particularly in the Faire Harbour community, is the eventual development of Marblehead Coastal. Homes that are higher in the hills will still enjoy their panoramic views, but ones at a lower elevation may lose some white water views once the site is developed. However, the addition of Marblehead Coastal and its various amenities will add to the overall value of purchasing a condo on the other side of the freeway in a Marblehead community.

Area Amenities
Marblehead is towards the center of San Clemente, making its proximity to the beach and Downtown San Clemente a manageable distance.

Marblehead Park is a great place for families to enjoy the amazing San Clemente weather. The park offers lighted tennis and basketball courts, picnic tables and BBQs, a walking/jogging course, a tot lot, and an amphitheater; the park is also one of the few ocean view parks in all of San Clemente.
West of Interstate 5 is the future site of Marblehead Coastal, a residential and commercial development that is one of the few undeveloped pieces of coastal real estate left in Orange County. Brand new shopping centers, restaurants, and theaters are in the plans for this community, which will be easily accessible for Marblehead residents.
Schools
The schools serving Marblehead are Marblehead Elementary (K-5), either Shorecliffs Middle School or Bernice Ayer Middle School (both 6-8), and San Clemente High School. San Clemente High School's test scores are ranked in the top 1.3% of high schools nationwide.
