San Clemente Real Estate: Market Performance August 2008 vs August 2007

For the month of August 2008, San Clemente real estate price declines have slowed, sales have picked up, and less inventory came on the market providing some hope that the bottom could be in sight. San Clemente real estate average sales price for August 2008 was $897,253 compared to $998,904 last August, representing a decrease of $101,651 or 10.18%. The month-over-month decrease from July to August is 0.82% or an annual figure of 9.84%, which indicates a slight improvement for prices not falling as quickly. Year-to-date, the average sales price as a percent of the original lis... Internet Marketing and Agent Professionalism Key to Buyer and Seller Satisfaction

In a recent study conducted by J.D. San Clemente Foreclosures & Short-Sales Analysis

Buyers Reappear, Push O.C Home Sales to First Increase in Almost 3 Years

The OC Register has reported some excellent news for real estate sellers in Orange County. According to this article, Orange County home sales in July increased by 17% from last year, the first increase since September 2005 (a 33-month span). The numbers also show a 45% increase from last month. It seems that buyers are finally recognizing the great values to be had in the current real estate market and are making the decision to move ahead with a purchase. Besides bargain prices, the change in consumer confidence in buying real estate can be attributed to the passing of the Housing B... New Visitor Center at San Clemente State Park
