Talega Real Estate Overview and Location 

Talega real estate, the newest San Clemente community, was started in 1999.  Talega real estate is located approximately four miles from the Pacific Ocean off the Avenida Pico or Avenida Vista Hermosa exit of Interstate 5.  As you head east off the freeway you will discover that Talega is a master-planned community boasting over 40 neighborhoods among 3,510 acres of rolling hills and includes access to pools, parks, and schools right within the community.  Talega homes and condos for sale fit various incomes and price ranges to suit almost anyone's needs.

Talega Community Amenities

Talega Schools 

Talega real estate is served by Vista Del Mar Elementary and Middle school (K-8), which is a newer school that was built as part of the Talega master plan.  High school students attend San Clemente High School, which is ranked in the top 1.3% of high schools nationwide and is located just a couple miles from the community off the Avenida Pico exit of Interstate 5.  San Clemente also has various private schools within the community and in adjacent cities.  Please visit our schools section for more details.

Talega HOA and Property Taxes

The buyer should be aware that Talega real estate includes monthly HOA dues, while the property tax includes a Mello-Roos assessment.  Talega’s HOA dues are approximately $149 per month for all residents.  Talega condo developments and gated communities may have an additional HOA up to $200 per month.  Talega HOA fees pay for access to all Talega facilities, community landscaping, and exterior maintenance for condo developments.  Talega's effective property tax rate with Mello-Roos is approximately 1.5%.

Talega Property Types 

Talega real estate ranges in size from approximately 1,200 square feet for a two-bedroom condo to over 6,000 square feet for various luxury estates.  Talega condos offer 2-3 bedrooms, 1-2 car garages, and 2-3 bathrooms.  The luxury real estate may offer up to 7 bedrooms, 6 bathrooms, and 4-car garages.  All other Talega homes vary among these offerings, and therefore, we suggest exploring each neighborhood on the left-hand menu bar of this page.  Due to the wide range of property offerings, prices for Talega real estate vary significantly from the high $300,000s for a condo to well over $2,000,000 for a semi-custom estate as previously noted.  In addition, many properties sit high up on hillsides with spectacular golf course and ocean views.   Talega real estate also offers gated communities, and many homes sit on single-loaded cul-de-sacs providing peace and tranquility with no thru traffic.  Because the community is still relatively new, many Talega homes and condos have the latest amenities: upgraded kitchens with granite counters and stainless steel appliances, great rooms, courtyards, and other modern appointments both inside and out.  Talega has the feel of an indoor-outdoor community.

Talega Neighborhoods / Builder Tracts

Investing in Talega

Talega real estate is a community for the risk-adverse investor.  Because the community is new and almost completely developed, there are not a lot of opportunities as in other San Clemente areas to buy a property, upgrade it or tear it down, and/or flip it.  Talega real estate is for the long-term homeowner looking for steady long-term appreciation in one of the most sought after coastal communities.  Talega is one of the few new developments that remain in South Orange County, and therefore, demand will outstrip supply in the long-term creating upward pressure on valuations.  Lastly, investing in coastal real estate carries a lot less risk associated with economic cycles versus other areas of the the county, state, and country.  For more information on local market performance, please read our market news and analysis section of our blog.
