Real Estate Overview & Location
Talega, the newest San Clemente community, was started in 1999. Talega is located approximately four miles from the Pacific Ocean off the Avenida Pico or Avenida Vista Hermosa exit of Interstate 5. As you head east off the freeway you will discover that Talega is a master-planned community boasting over 40 neighborhoods among 3,510 acres of rolling hills and includes access to pools, parks, and schools right within the community. Talega homes and condos for sale fit various incomes and price ranges to suit almost anyone's needs.
Community Amenities
Talega residents have access to swimming pools, parks, sports' fields, Talega Swim and Athletic Club, and the Talega Golf Club, a championship golf course designed by Fred Couples. The Swim and Athletic Club features two pools, a fountain area for children to play, tennis courts, sand volleyball courts, ping pong tables, roller hockey rink, and a great meeting room. In addition, Talega offers a nature preserve, over 2,000 acres of open space, and over 19 miles of trails. Here you feel a connection to the coast and to the canyons. Talega real estate is also located amongst brand new shopping centers, healthcare facilities, and other amenities. The Talega Village Center, located at the corner of Avenida Talega and Avenida Vista Hermosa, features a 46,000 square foot Ralphs. Known as Ralphs Fresh Fare, this store is a step above others as it has been specially created to provide the finest cuisine, gourmet products and unique produce for Talega residents. The Village Center's dining includes the Sundried Tomato Cafe, Panera Bread, Peet's Coffee and Tea, Swirlz Frozen Yogurt, and much more. The Village Center also features stores for apparel, children, health and beauty and a Wells Fargo Bank. Schools
Talega is served by Vista Del Mar Elementary and Middle school (K-8), which is a newer school built as part of this master planned community. High school students attend San Clemente High School, which is ranked in the top 1.3% of high schools nationwide and is located just a couple miles from the community off the Avenida Pico exit of Interstate 5. HOA & Property Tax Information
The buyer should be aware that Talega real estate includes monthly HOA dues and property tax includes a Mello-Roos assessment. Talega’s HOA dues are approximately $149 per month for all residents. Talega condo developments and gated communities may have an additional HOA up to $200 per month. Talega HOA fees pay for access to all Talega facilities, community landscaping, and exterior maintenance for condo developments. Talega is managed by Merit Property Management, which has set up a website here for residents. Talega's senior (55+) community known as the Talega Gallery also features its own website at TalegaGallery.org. Talega's effective property tax rate with Mello-Roos is approximately 1.5%.
Property Types
Talega real estate ranges in size from approximately 1,200 square feet for a two-bedroom condo to over 6,000 square feet for semi-custom estates with ocean and/or golf course views. Talega condos offer 2-3 bedrooms, 1-2 car garages, and 2-3 bathrooms. The semi-custom real estate may offer up to 7 bedrooms, 6 bathrooms, and 4-car garages. Other Talega homes vary among these offerings, and therefore, we suggest exploring each neighborhood on the left-hand menu or in the table below providing a summary. Prices for Talega real estate vary significantly from the high $200,000s for a small condo to approximately $2,000,000 for a semi-custom estate. Talega also offers a few gated communities and many homes sit on single-loaded cul-de-sacs providing views, peace and tranquility with no thru traffic. Because the community is still relatively new, many Talega homes and condos have the latest amenities including: upgraded kitchens with granite counters and stainless steel appliances, great rooms, courtyards, and other modern appointments both inside and out.
Neighborhoods / Builder Tracts
There are more than 40 distinct neighborhoods (builder tracts) in the Talega real estate market. Talega includes a senior (55+) community known as the Talega Gallery, which is a gated active lifestyle community and is considered to be one of the most desirable in Orange County. Investing in Talega
Talega real estate is a community for the risk-adverse investor. Because the community is new and almost completely developed, there are not a lot of opportunities as in other San Clemente areas to buy a property, upgrade it or tear it down, and/or flip it. Talega is for the long-term homeowner looking for steady long-term appreciation in one of the most sought-after coastal communities in Southern California. Talega is one of the few new developments that remain in South Orange County; therefore, demand will outstrip supply in the long-term creating upward pressure on valuations as California's population is projected to grow by 12 million people by 2030.
