Talega real estate, the newest San Clemente community, was started in 1999.  Talega real estate is located approximately four miles from the Pacific Ocean off the Avenida Pico exit of Interstate 5.  Talega is a master-planned community boasting over 40 neighborhoods among 3,510 acres of rolling hills and includes access to pools, parks, and schools right within the community.

Talega Neighborhoods / Builder Tracts

Talega Property Types 

Talega real estate ranges in size from approximately 1,200 square feet for a two-bedroom condo to over 6,000 square feet for various luxury estates.  Talega condos offer 2-3 bedrooms, 1-2 car garages, and 2-3 bathrooms.  The luxury real estate may offer up to 7 bedrooms, 6 bathrooms, and 4 car garages.  All other Talega homes vary among these offerings, and therefore, we suggest exploring each neighborhood on the left-hand menu bar on this page.  Due to the wide range of property offerings, prices for Talega real estate vary significantly from the high $300,000s for a condo to well over $2,000,000 for a semi-custom estate as previously noted.  In addition, many properties sit high up on hillsides with spectacular golf course and ocean views.   Talega real estate also offers gated communities and many homes sit on single-loaded cul-de-sacs providing for peace and tranquility with no thru traffic.  Because the community is still relatively new, many Talega homes and condos have the latest amenities including: upgraded kitchens with granite counters and stainless steel appliances, great rooms, courtyards, and other modern appointments both inside and out.  Talega has the feel of an indoor-outdoor community.

Community Ammenities

Talega Schools 

Talega real estate is served by Vista Del Mar elementary and middle school (K-8), which is a newer school that was built as part of the Talega master plan.  High school students attend San Clemente High School, which is ranked in the top 1.3% of high schools nationwide and is located just a couple miles from the community off the Avenida Pico exit of Interstate 5.  San Clemente also has various private schools within the community and in adjacent cities.  Please visit our school section for more details.

 Talega HOA and Property Taxes

The buyer should be aware that Talega real estate includes a monthly HOA and property tax includes a Mello-Roos.  Talega’s HOA due is approximately $149 per month for all residents.  Talega condo developments and gated communities may have an additional HOA up to $200 per month.  Talega HOA fees pay for access to all Talega facilities, community landscaping, and exterior maintenance for condo developments.

Investing in Talega
