Real Estate Overview & Location  

Extending up the hills of southern San Clemente, the Southeast area is located east of Interstate 5 off the Avenida Palizada and El Camino Real exits.  While Southeast San Clemente contains some of the older neighborhoods in the city, the panoramic ocean views cannot be beat, making this area one of the most popular in all of San Clemente. 

Southeast San Clemente provides a nice mixture of single family homes and condo communities with the added benefits of no Mello Roos assessments and no leased land.  The majority of real estate in this area was built in the 1960s and 1970s, although the villa-style homes of Sea Ridge Estates were built in the mid-to-late 1990s.  Large lots and unobstructed views are easy to find in Southeast San Clemente; like many of the developments east of Interstate 5, the gradual rise in elevation creates a tiered effect amongst the different neighborhoods.  Many homes in this area have panoramic views of the Pacific Ocean as well as fantastic city lights views, making Southeast San Clemente a highly desirable place to call home.

Community Amenities

The Southeast's location in the rolling foothills close to San Onofre provides the outdoor enthusiast with plenty to do, including a variety of hiking/biking/walking trails.  Many of the homes, especially in the Presidential Heights condo communities, sit along the San Clemente Municipal Golf Course, a scenic public golf course with low green fees and a great location only one mile from the ocean (some of the tee boxes and fairways even have ocean views).  Southeast San Clemente is close to some of the best beaches in Southern California, including Riviera, San Clemente State Beach, and San Onofre Beach.  The latter is home to two of the West Coast’s most famous surfing breaks, Trestles and Old Man’s.  Southeast San Clemente also contains a variety of parks, including San Luis Rey Park and Vista Bahia Park, both of which are near the golf course.  The area is in close proximity to Downtown San Clemente, affording Southeast residents a quick trip to the numerous shops and restaurants along Avenida Del Mar.

Schools

Children living in Southeast San Clemente attend Concordia Elementary School (K-5), Shorecliffs Middle School (6-8), and San Clemente High School.  San Clemente High School, the only high school in the city, is ranked in the top 1.3% of high schools nationwide.

Property Types & HOA Assessments

Southeast San Clemente condos start in the 900 square foot range and move upwards of 1,900 square feet in certain communities.  Pricing in the condo communities ranges from the low $400,000s to the low $700,000s, providing an affordable option for those looking to live in this beautiful area.  Single family homes range from 1,600 to 2,900 square feet with average pricing in the low $700,000s to the low $1,000,000s.  Southeast San Clemente also features a variety of custom estates, some of which are upwards of 6,000 square feet.  Pricing for the larger estates at Mariners Point and Sea Ridge Estates run from the mid $1,000,000s to the high $2,000,000s.  HOA fees apply at the condo communities and some of the single family neighborhoods; they tend to be in the $200 to $300 range.
