Rancho San Clemente offers hill and cliff-side living with some of the best panoramic coastal views in Orange County.  Rancho San Clemente is located east of Interstate 5 off the Avenida Pico exit, with the majority of real estate connected by Calle Del Cerro.

The developments of Rancho San Clemente utilize the gradual rise of the hills to create a tiered effect for the neighborhoods.  Due to this layout, a majority of the real estate offers unobstructed views of the many hills and canyons San Clemente has to offer, not to mention the gorgeous coastline and Catalina Island.  Cul-de-sacs are prevalent in Rancho San Clemente, providing a quiet atmosphere with little thru traffic in the area.

The makeup of Rancho San Clemente neighborhoods is mainly single-family homes, but there are some options for people looking for condo living or even rentals.  The homes were built from the late 1980s through the 1990s, with the Talega-adjacent Villa Pacifica built in 2001 and 2002.  The average condo measures between 1,200 and 1,900 square feet, with Vista Pacifica offering smaller condos in the 600 to 900 square foot range.  Pricing for condos range from the mid $500,000s to high $700,000s, while Vista Pacifica features real estate from the mid $200,000s to the mid $400,000s.  Single-family neighborhoods feature homes from 1,200 square feet to upwards of 3,100 square feet, with some sitting on lots over 10,000 square feet in size.  As many of the homes offer coastal views, the value of real estate is a bit higher in this area than other neighborhoods in San Clemente.  The pricing of single-family homes ranges from the mid $800,000s to the low $1,000,000s, but homes in the Rancho Cristanitos and Villa Pacifica developments can be found from the $600,000s to high $700,000s.  There are no Mello-Roos bonds in Rancho San Clemente, and HOA dues for single-family are a good value in the $90 to $180 range.  The condo communities tend to be higher (in the $300 range), but these communities offer a variety of amenities to justify the higher fees.

Besides the breathtaking coastal views, Rancho San Clemente offers a variety of activities for people who love the outdoors.  Hiking trails abound throughout the area, including the Rancho San Clemente Ridgeline Trail, a 3.5 mile hiking and bike path starting from the top of Avenida Salvador and climbing through the nature preserves.  The Gary Player-designed Pacific Golf and Country Club, one of the finest private clubs in all of Orange County, is located off Avenida la Pata.  The RSC Tennis and Fitness Club is a private club featuring 19 lighted tennis courts, a fitness center offering workout equipment and classes, and a large club pool.  Rancho San Clemente is home to some of the best parks in the city, including Rancho San Clemente Park and Richard Steed Memorial Park.  There are several play areas for children and rest areas for adults; active individuals will enjoy the sport’s fields at Richard Steed Memorial Park, and kids have access to the free Ralph’s Skate Park off Avenida la Pata.  Rancho San Clemente is also the future site of the La Pata /Vista Hermosa Park & Aquatic Center, a 45-acre park featuring baseball, football and soccer fields, and an aquatics complex with competitive and recreational swimming pools.  Rancho San Clemente is close to the newest San Clemente development, Talega, which offers a multitude of new shopping centers without the hassle of driving into the bustling central area of San Clemente.

Children living in Rancho San Clemente attend Clarence Lobo Elementary School (Preschool-6) or Vista del Mar Elementary and Middle School (K-8).  San Clemente High School, the only high school in the city, is ranked in the top 1.3% of high schools nationwide.

Investing in Rancho San Clemente

Rancho San Clemente real estate is for the investor looking for a property up on a hillside with an unobstructed ocean view, quiet cul-de-sac and a central location within the city.  Most of Rancho San Clemente homes have these amenities and are priced under $1 million and will continue to see prices exceed this pricing tier long-term because of the amenities offered in this community.  In addition, Rancho San Clemente’s proximity to downtown San Clemente and the new Marblehead Coastal development will continue to add value to this community.  The investor should be prepared to upgrade their home in the long-term as many of these properties are approaching 30 years old.
