Real Estate Overview & Location
Marblehead is located off Avenida Vista Hermosa on the eastern side of Interstate 5 and is situated between North San Clemente and Southeast San Clemente. Built up in the late 1980s and early 1990s, Marblehead is one of the smaller areas of San Clemente, and the real estate consists of single family neighborhoods, condo and townhome developments, and the large gated Highland Light communities. The majority of Marblehead real estate is located in private gated communities.
Community Amenities
Marblehead is close to the center of San Clemente, making its proximity to the ocean, Downtown San Clemente, and Talega a manageable distance. Marblehead Park is a great place for families to enjoy the amazing San Clemente weather. The park offers lighted tennis and basketball courts, picnic table and BBQs, a walking/jogging course, a tot lot, and an ampitheater; the park is also one of the few ocean view parks in all of San Clemente. West of Interstate 5 is the future site of Marblehead Coastal, a residential and commercial development that is one of the few undeveloped pieces of coastal real estate left in Orange County. Brand new shopping centers, restaurants and theaters are in the plans for this community, which will be easily accessible by Marblehead residents.
Schools
The schools serving Marblehead are Marblehead Elementary (K-5), either Shorecliffs Middle School or Bernice Ayer Middle School (both 6-8), and San Clemente High School. Property Types & HOA Assessments
The majority of Marblehead real estate sits within gated communities. Unlike some of the other areas in San Clemente, many of the ocean view homes in this area are priced well below $1,000,000. Prices range from the high $300,000s for a small condo of approximately 1,000 square feet in the Faire Harbour development to the mid $1,000,000s for a home with over 3,000 square feet in the gated Summit at Highland Light community. In addition, most of Marblehead has HOA dues averaging approximately $200 per month, and Marblehead residents do not have to pay Mello Roos.
Neighborhoods / Builder Tracts
There are 8 total builder tracts in Marblehead - 5 consist of single family homes, and 3 are condo communities. Faire Harbour contains attached condos, while the Highland Light Village and New Providence homes are zoned as detached condos but look like single family residences. With the exceptions of Faire Harbour and New Providence, every community in Marblehead is gated (most with guard booths at the entrances). Investing in Marblehead
Marblehead is for the investor looking for a gated community with ocean views that is moderately priced for these amenities. There is a lot of investment potential in Marblehead as the majority of the communities were developed in the late 1980s and early 1990s, creating opportunities to modernize the homes with upgraded kitchens, bathrooms, flooring, paint, and landscaping.
In the long-term, this area may see values appreciate due to the eventual construction of the nearby Marblehead Coastal development on the western side of Interstate 5 off Avenida Vista Hermosa. This development will have new shops, restaurants, a theater, and some new residences located just down the hill from Marblehead.
