Marblehead Coastal, a brand new 250-acre development coming to San Clemente, is just west of Interstate 5 off  Avenida Vista Hermosa and stretches to PCH just before the Pacific Ocean.  This will become one of the last oceanfront communities developed along this beautiful coastline.

This beautiful coastal development will include a 125-room hotel and the Marblehead Promenade.  Marblehead Promenade will consist of 24 unique commercial buildings, a theater, high-end shops and restaurants, a bookstore, and other amenities surrounded by beautiful courtyards. 

Schools

Marblehead Coastal will be served by the Capistrano Unified School District.  High school students living in Marblehead Coastal will attend San Clemente High School, which is ranked in the top 1.3% of high schools nationwide with regards to test scores.  Elementary school students will attend Las Palmas Elementary School or Marblehead Elementary School, while middle school students will attend Shorecliffs Middle School.  San Clemente also has various private school options; please refer to our Schools section for more information.

Builder Tracts & Property Types

This development will include beautiful villas and custom homes of Spanish, Italian, and Mediterranean influences.  The villas will range from 1,800 to 4,800 square feet with panoramic views of the ocean or natural canyons.  Individuals with the financial means will have the option to purchase one of the 69 custom lots and work with an architect to build the custom home of their dreams with ocean and/or canyon views.  The custom lots will range in size from 5,573 - 12,263 square feet.  Buyers can build homes up to 9,000 square feet on a single lot or up to 13,000 square feet over two lots.  Lots currently range in price from approximately $1.6 million up to $5 million.

HOA Assessments and Property Taxes 

An HOA will be established to maintain the community including landscaped areas, an ocean-view park, and trails. As this will be a brand new community, Mello Roos assessments will in all likelihood also apply.  We will provide more information on HOA and property taxes as the development progresses.
