Adjacent to the new developments of Talega in the northeastern part of San Clemente, Forster Ranch is an expansive arrangement of single-family neighborhoods and high-end condo communities. Situated east of Interstate 5 amongst the rolling canyons and hills between the southeastern tip of San Juan Capistrano and Avenidas La Pata and Vista Hermosa, Forster Ranch contains some of the newer homes in San Clemente and the panoramic views one expects from San Clemente coastal living.

Forster Ranch encompasses 25 neighborhoods and gated communities and features homes built from the mid 1980s to as recently as 2005. The aesthetic appeal of Forster Ranch lies in the heavy Spanish influence of the architecture and landscaping. The single-family homes and condos offer beautiful brick and stone work, red tile roofs that have become a signature of San Clemente real estate, and lush landscaping with everything from small rose bushes to sky-high palm trees. Cul-de-sacs are plentiful in Forster Ranch, and many of the homes provide views of the gorgeous San Clemente coastline, hills and canyons. The gated single-family community The Reserve presents some of the most spectacular ocean views in all of San Clemente.

With a variety of condo communities and single-family homes, the size and pricing of Forster Ranch real estate covers a broad spectrum. Condos range from 889 square feet for a two-bedroom unit in Tocayo Canyon to 3,550 square feet for a five-bedroom condo in the gated community of Del Cabo, with prices starting in the high $400,000s and extending to the low $1,000,000s. Single-family homes measure between 1,500 and 3,765 square feet, with select estates as large as 4,555 square feet. Prices for single-family homes in Forster Ranch range from the mid $600,000s to the high $1,000,000s, with the majority falling in the $800,000s to the low $1,000,000s. HOA dues start as low as $75 and climb upwards of $250 to $300 in The Reserve and Casablanca communities. While Forster Ranch is a newer development, there are no Mello-Roos bonds, and none of the properties sit on leased land.

Many of the communities in Forster Ranch offer extensive amenities, including swimming pools and spas, tennis courts, walking paths, hiking trails, and Forster Ranch Community Park, which borders Truman Benedict Elementary and Bernice Ayer Middle School. Nicknamed “Pirate Park” due to the pirate ships that children can play on, this is a great recreational area for parents to relax in the shade or sun while their children explore the variety of equipment the park has to offer. Off of Camino Vera Cruz is the entrance to the Forster Ranch Ridgeline Trail, a 3.2 mile natural hiking trail with some spectacular views of canyons and the San Clemente coastline. Shorecliffs Golf Club is a short distance from the western neighborhoods, and the beautiful beaches of San Clemente are only a couple of miles away.

Forster Ranch is for the investor who wants a community that is well kept by an HOA and who is looking for long-term appreciation. There are some niche opportunities to upgrade properties in Forster Ranch as some were built as early as 1980, however, many homes are in spectacular condition.
