Real Estate Overview & Location
Situated east of Interstate 5 between Camino de los Mares and Avenida Hermosa, the Coast District is a San Clemente community with a private feel. Tucked into the foothills of northeast San Clemente, the rolling canyons and quaint neighborhoods provide the quiet life one seeks when moving to this coastal paradise. Coast District real estate is made up primarily of single family neighborhoods, with Las Marias being the lone condo community. The homes, built mainly in the late 1970s to late 1980s, range from 1,500 square feet to over 7,000 square feet for the luxury estates in the Heights Above the Coast community.
Community Amenities
Select Coast District neighborhoods are adjacent to the Shorecliffs Golf Club, a Joe Williams-designed public course. Close to many of the homes is San Gorgonio Park, an expansive park with a large playground, tennis courts, baseball fields, and an ocean view picnic area with tables and BBQ pits. There are a couple of shopping centers with eateries off Camino del los Mares along with a 6-screen Krikorian move theater. Coast District residents also have easy access to a variety of hiking, walking and biking trails located in the back hills of San Clemente.
Schools
The Coast District is serviced by Truman Benedict Elementary School (K-5) and either Bernice Ayer Middle School or Shorecliffs Middle School (6-8). High school students attend San Clemente High School, which is ranked in the top 1.3% of high schools nationwide. The high school is conveniently located off the Avenida Pico exit of Interstate 5. San Clemente also has various private schools within the community and in adjacent cities.
Property Types & HOA Assessments
With the majority of Coast District real estate falling in the 2,000 to 3,000 square foot range, the pricing remains pretty consistent throughout the area, with homes ranging from the mid $600,000s to the $1,000,000s for larger estates. Many of these homes are positioned on large lots of land, with some ranging upwards of 10,000 square feet. Large backyards are plentiful in the Coast District and provide a wonderful setting to watch the famous Southern California sunsets. A number of neighborhoods are situated on cul-de-sac streets, further adding to the overall private ambience of the Coast District. Due to its location, many of these San Clemente homes possess beautiful golf course and mountain views, with select homes and neighborhoods offering a panoramic shot of the San Clemente coastline and Catalina Island in the distance.
The Coast District maintains HOA dues that range from $95 to $170 per month in the single-family neighborhoods. The detached condos of Las Marias, located in a gated cul-de-sac, carries HOA fees in the mid-$300s. None of the Coast District neighborhoods are situated on leased land, and there are no Mello-Roos fees attached.

Investing in Coast District
The Coast District is one of the older areas of San Clemente, creating a variety of opportunities to upgrade properties both inside and out to add incremental value over the long-term. Because the Coast District boasts some of the largest lots in San Clemente, the area will continue to see long-term appreciation as land is the most expensive component in the valuation of Orange County real estate versus the actual home. This fact will only be greater long-term when south Orange County is completely built out which will put upward pressure on the value of land. In addition, the golf course and ocean view homes will do extremely well long-term as this segment of the market is extremely desirable.
